Federal Fair Housing Act
Under the Federal Fair Housing Act (42 U.S.C. §§ 3601–3619), it is illegal to refuse to rent or sell housing, refuse to negotiate, make housing unavailable, set different terms or conditions, provide different services, falsely deny housing availability, deny access to a buyer's broker, or harass anyone on the basis of a protected class.
User Obligations
All users who post listings on Nu Realty are required to comply with the Fair Housing Act and all applicable state and local anti-discrimination laws. Listing descriptions, photos, and communications may not express any preference, limitation, or discrimination based on any protected class. Nu Realty will remove any listing found to violate Fair Housing principles.
New Jersey Law Against Discrimination
In New Jersey, the Law Against Discrimination (N.J.S.A. 10:5-1 et seq.) provides additional protections. Discrimination based on source of lawful income, ancestry, atypical hereditary cellular or blood trait, and other additional categories is prohibited.
New York Human Rights Law
In New York State, the Human Rights Law prohibits discrimination in housing based on additional protected categories including lawful source of income, military status, sexual orientation, and gender identity.
Connecticut Fair Housing
Connecticut's Fair Housing Law provides protections consistent with federal law and adds additional protected categories including lawful source of income and gender identity or expression.
