By accessing and using the Nu Realty platform (nurealtyllc.com), you agree to these Terms of Use. If you do not agree, please do not use the platform.

1. Platform Nature

Nu Realty LLC is a real estate marketing and advertising platform. We are NOT a licensed real estate broker, agent, salesperson, or fiduciary. We do not negotiate, represent, or participate in real estate transactions. Listings are submitted independently by agents, brokers, owners, and developers.

2. User Accounts

You must provide accurate information when creating an account. Agent accounts require a valid real estate license number and license document upload. All users must electronically sign our Platform User Agreement & NDA. You are responsible for maintaining the security of your account credentials.

3. Listing Content

You warrant that all listing content is accurate, truthful, and does not violate any law. You confirm you have the legal right to advertise the property. Misrepresentation may result in immediate listing removal and account suspension without refund.

4. License Verification

Agent accounts are subject to license verification. Unverified agents will have listings held pending verification. Nu Realty reserves the right to verify any license number with the applicable state licensing board.

5. NDA Agreement

All listing-capable users must sign our Platform User Agreement & NDA, which includes confidentiality obligations, content accuracy warranties, HIPAA notices for medical listings, and an indemnification clause. The NDA is recorded with device fingerprint and IP address.

6. Prohibited Content

You may not: submit listings for properties you have no authority to advertise; use the platform for fraud or spam; include patient health information in any listing; violate Fair Housing laws; or impersonate any person or entity.

7. Payments and Refunds

Agent memberships are billed monthly and cancel at period end. One-time flat-fee listing fees are non-refundable once a listing is published. Featured upgrade fees are non-refundable once placement has begun.

8. Termination

Nu Realty may suspend or terminate any account for violation of these Terms, without prior notice and without refund, at our sole discretion.

9. Governing Law

These Terms are governed by the laws of the State of New Jersey. Disputes shall be resolved in state or federal courts in Monmouth County, New Jersey.
